Breeze Park - Phase I & II

The first phase of this market rate senior housing development included 40 assisted living units, 30 garden apartment units and 34 villas. Common areas were expandable and flexible for future uses and included administrative offices, congregate dining & kitchen, activity areas, laundry, therapy areas and a beauty shop.

The villas include both one bedroom and two bedroom units clustered together in 11 separate buildings. Each unit has an enclosed single car garage and includes amenities such as decks, sunrooms, laundry equipment and full utilization of all congregate living features in the main apartment complex.

Within twelve months of completing construction on Phase I, Lutheran Senior Services had retained Altman-Charter to begin work on Phase II of this new CCRC. Phase II included 80 new garden apartment units, 31 assisted living units and infrastructure development for Phase III.

Maintaining existing operations and safety of existing residents was a key concern of site management during the expansion process. Construction sequences were established early in the design process, which allowed a fast-track construction delivery process while the owner maintained cost control through Altman-Charter''s Guaranteed Maximum Price.
